Combine flour, sugar, baking powder, baking soda, and salt in a large bowl, and use a whisk to stir the dry ingredients together.
In a separate bowl, add the milk, melted butter, egg, and vanilla and whisk to combine.
Pour the wet ingredients into the dry ingredients, and stir together. Don't over mix, some small lumps are fine.
Heat a large frying pan or electric griddle over medium heat. Spray with non-stick cooking spray. Use a ½ cup measure to make 4 pancakes. When small bubbles appear on the surface of the pancake, flip it over and cook the other side until golden brown.

Make these pancakes with regular or buttermilk. They're extra fluffy when made with buttermilk.We used ½ cup of batter to make 4 pancakes. If you want smaller pancakes you could use a ⅓ cup of batter for 6 pancakes, or ¼ cup of batter for 8 small pancakes. Or make really big pancakes with 1 cup of batter each to make 2 pancakes. Adjust your cooking time according to the size of the pancakes. Smaller pancakes will cook more quickly, and larger pancakes will take longer to cook through. When you see bubble forms on top, it's time to flip the pancake.Serve hot with butter and maple syrup.
